A boundary line survey is performed to determine the precise location of your property’s boundaries.

Title Surveys

A title survey is a more involved boundary survey that is usually required by lenders. A title commitment from the lender is usually required for easement mapping.

  • The surveyor identifies and demarcates the property’s boundary lines, corners, and monuments.
  • A highly detailed plat is produced and certified by the licensed surveyor.
  • All permanent improvements on the property, such as buildings, fences, and structures are identified.
  • Any easements, such as utility lines, right of way dedications, and building setback lines are shown on the plat.
  • Encroachments into the property are identified and shown on the plat.

Topographic Surveys

Topographic surveys provide detailed information about the elevation, contours, and physical characteristics of the surface, both natural and manmade.

  • Topographic surveys help designers optimize the layout of roads, buildings, drainage systems, and other infrastructure to minimize earthwork and construction costs.
  • Areas prone to erosion and flooding are identified.
  • Stockpile and extraction pit volumes can be calculated.

Easements

Easements are legal rights that allow someone to use another person’s land for a specific purpose. Easements can be granted to individuals, businesses, or government entities and can be temporary or permanent. The surveyor can draft legal descriptions and accompanying plats necessary for recording.

  • Utility Easements: These easements allow utility companies to install and maintain utility lines, such as power lines, water pipes, or sewer lines, on someone else’s property.
  • Access Easements: These easements grant someone the right to access a property through another person’s land.
